Four Blue Eggs

It is official and the local expert was right! The nest belongs to a Robin.

Fortunately, the Robin appears to have kept the Cowbird at bay, because there are now now 4 beautiful blue eggs in the nest. Kira saw the mother in the nest just before the bird flew at her. Mother bird than chirped frantically from a neighboring tree, obviously hoping to distract the perceived threat.

Perhaps we will have a few photos as things unfold, or hatch as the case may be. It only takes a few weeks for the birds to hatch and leave the nest.

A Bird in the Bush

My curiosity got the best of me and I contacted, Mitch, a representative of the St Louis Audubon Society, for information on the nest I found in the garden (see post from 13 May). I discovered the nest when a smallish brown bird flew away with frantic calls as I approached the tree. The egg really looked too large for the small bird. I sent photos and a description of the encounter.

Mitch kindly referred me to Dave, a local expert on birds' nests and their eggs.

Dave sent the following information:

The photos are clearly of a Robin''s nest and egg. Based on your description of the smaller brown bird you observed at this nest, I offer the following scenario:
The Robins built the nest and the female laid the first egg. The female will normally lay four eggs total to complete the clutch before she starts incubating them. A Brown Headed Cowbird (the one you saw) tried to lay her egg in the Robin's nest but was driven off before she could lay one. Cowbirds do not build their own nests, but a single female will lay about 20 eggs in other birds' nests and have those birds hatch out and care for their young. Cowbirds like to lay their eggs in nests containing only one to two eggs.Robins are good about fending off Cowbirds. Smaller birds don't fare as well.
Because of the disturbance and with only one egg involved, the Robins apparently abandoned the nest.Because it is early in the nesting season, I'm sure the Robins will re-nest in a new location. They do not reuse their old nest. There are many factors that result in nest failures and Cowbirds are just one of these obstacles.
I hope it was early enough that the Robins did return and finish laying their eggs. I would much rather have resident Robins than Cowbirds. I am waiting for a report from the house next door.

Spring at The Gallery

It is truly Spring at 1318!

The old and new parts of the property are blending together. The dogwood at the entrance, a holdover from a previous tenant, has bloomed and leafed. It spreads its branches proudly.

Brown bracken magnolias and arborvitae have joined the dogwoods to provide privacy and solitude in the garden. The Knockout roses continue to bloom and provide color. We plan to add more color next year with some bulbs and annuals.

The blue slate patio is settling in and picks up the colors of the house.

Walking in the garden provides an opportunity to shut the rest of the world out for a little while. The sounds of traffic and people are muffled by the new plants and will, eventually, recede even further as the garden matures.

I took a final walk before leaving this morning. How quickly this haven designed for people, has been discovered and claimed by some of the local wildlife. Squirrels scamper about, taunting the dog next door. A small rabbit, dubbed "the Easter Bunny's helper" by the children, has made himself at home underneath the deck. Birds abound, delighting us with their varied songs. I do not anticipate having to deal with the denizens I have in my garden in Austin - deer and armadillos.

I was delighted to find that this mess of twigs, anchored by a paper towel woven into the base , in one of the arborvitae at the very back of the garden.

Closer examination revealed a surprise......

Step through the Gallery's front gate and find, just inside, a stone-paved circular area which provides a spot to stop and regroup before continuing your journey through the garden.

Bordered by boxwood and flanked by "Knock-Out" roses, the mind senses the necessity of relaxing before continuing into the heart of the garden. This is not a place to rush.

A curved path leads to the west side of the house....

...overlooking more roses, some dogwoods, evergreens, and just a glimpse of the red brick buildings that are so loved in Old North St. Louis.

The winding path continues by the west side of the house, where the starkly modern new building blends with the favored old one. and meanders towards the back.

The back of the house overlooks the vintage-brick patio, just past the ramp.

The original house, built in 1893, gives silent testimony to some of the trials and tribulations it has endured over the last 117 years.

Work on the garden continues. but our eyes are delighted by the progress so far.

Landscaping the Hardscape - Outside the Fence

Stephen O'Neal, of Gardens by Design, is our landscaper and he has worked wonders on this long-untamed piece of land. As I mentioned in a previous post, Stephen was the only one of the eight landscape designers I contacted, who returned my call. Thank goodness the others did not! Yes, as you can see in the pictures, there are still weeds but I expect they will be my nemesis forever....besides, Stephen is not yet finished!

There are three photos taken outside the fence. The arborvitae will help absorb extraneous noise and the dogwoods, blooming as I write, will provide light and beauty. The house is set on 3 lots (yes, I am working on the history) so we are fortunate to have a wide expanse of canvas for embellishment.

The bottom photo is just inside the open front gate. The building peeking through in the back is a lovely old schoolhouse, painstakingly reworked into a home. Next time, I will take you through the garden....

Hardscaping the Landscape

Progress is being made on The Gallery's landscaping. The vintage mailbox remains to greet arrivals at the front gate.

Just inside the front gate, stone is used ....

....to pave a circular area, providing a small meeting spot.
A path leads to the west side of the house.....

The yard on the west side of the house is currently open as they complete the hardscape.

Vintage Brick Patio

Armed with instructions I downloaded from the internet and a can-do attitude, I headed to St. Louis to build a brick patio at 1318. The idea was to use the vintage bricks from the old part of the house. It did not look too difficult on paper and my visit would coordinate with the Spring Break of the 14 year old boy next door. Anthony has been a great help with various tasks over the past few months and we greatly appreciate his enthusiasm for all assignments. He is planning to study engineering and felt this might be a good addition to his resume. I also asked a plethora of questions from friend, George from Georgetown, who is a master project man, and perfectionist. I felt prepared.

The first order of business, according to my printed instructions and after purchasing the required materials, was to dig out and level an area to lay the bricks. Sounds simple but I did not anticipate running into layers of sheer rock and finding "level" was easier said than done.

Fortunately, Anthony and I were joined by another friendly neighbor who actually had some experience. If it had not been for these two, I might not have finished the project.

Five-year old grandson was a tireless worker as long as mom kept replenishing his snacks. He never whined or quit. He carried earthworms to safe havens, dug with a shovel, helped where asked, and delivered an amazing number of bricks.
The resultant patio is 14' X 14'. Unfortunately, a large number of bricks were stolen a few months ago, so we were scrambling to have enough to finish the project. The bricks were from various sources so the sizes and quality varied. Some cracked down the middle immediately when they were tapped with the rubber mallet. We swept paving set into all the cracks and watered it down.
It is not perfect and I would do some things differently now that I have some experience. Nevertheless, it is DONE! Thanks to my neighbors and grandson we have a very vintage looking patio and I LOVE it!
One of the joys of having learned some of my limitations, is that I have hired a landscaper to revive the garden. I can't wait to see how that is going and share the view .

It's true. A squirrel got inside 1318 and really went to town - perhaps even with some buddies. It's going to set things back, unfortunately. As a result, the VIP Event has to be rescheduled. The new date will be announced soon.

Cracking the whip really gets contractors jumping. The outside of the addition is painted. The reconstructed parts of the original house are in the process of being painted. I think they are on their second coat as I type. The painters are fast and good! The trim inside is finally finished. The fence is almost done.

The thing is that I don't like being the bad guy, but when folks don't do what they are supposed to, it's an unfortunate necessity that someone (me) steps up to get things organized and completed. It's really pretty simple - either you want the work or you don't. I actually had to ask one of the subs if he wanted the work or not. He said "yes" and looked a little sheepish after that. It's amazing that some people even own businesses these days when they don't take responsibility for their own mistakes and lack of planning.

I'm ready to be done with rehabbing and move on to the events!

And other rehabbers.

Who knew my fence guys would take 2 weeks off for hunting? Fence still isn't finished. I had to crack the whip on them and they are apparently going to fix the parts that aren't quite up to snuff. Well, that and the parts that aren't even done yet.

The inside trim is going up. Or does it go "on"? (When in doubt, change the sentence... ) The inside trim is being worked on. Has been worked on. Oh, I give up. You get the idea.... it's not done yet.

The heaters work. That's a plus. We've had well below freezing temps already, so had to call the HVAC guy to come check the mini-splits out since I couldn't get them to do anything except blink festive red and green lights at me and blow cold air. I called him at 2p on Thursday and he was there by 2:40p. He didn't want the pipes to freeze, either. That's been the highlight of my week.... one responsive contractor.

Not too much more needs to be done before 1318 is completed, but I'm still waiting on external painting for the addition, the fence, cabinets and countertops, plumbing finishwork, gutters... and I'm sure there's more. Oh, like the repair of the HVAC unit that the painter guys ran into with their lift. And the window that needs to be replaced because the carpenters broke one (not another one - the original one they broke).

In other, more positive news, I have an emailed commitment from an artist for the VIP Event on January 29, 2010. Great work and very relevant to the neighborhood. Working on contract details now. Also, working on finalizing logo and website details. Have lots of great contacts for the VIP Event. Very exciting time here in Old North!

Fence me in, already!

The fence will be finished by the end of this week, so I'll put locks on all the gates and the brick thieves can find somewhere else to make a quick buck. I figure we had almost 100 bricks stolen just a few days ago. The dog didn't quite scare them off and the cops were busy elsewhere. Two interesting points to note are that the man walked as if he were drunk and the 2nd person was either an early teenage male whose voice hadn't changed yet or a woman. The 2nd person was a very quick worker, I must say. So if any neighbors see a dark colored (black or dark blue) 4-door Ford Explorer-type SUV puttering around the area, keep an eye on it...

At any rate, the fence is going up nicely. We debated between one 16-ft gate or two 8-ft gates. We opted for 2 8-ft gates, for ease in maneuvering in and out of the parking area.

Am going shopping with the PM tonight. Have to return a few things and get more. And, it is also significant to note that we have lights! The electricians now just have to install the outside sconces. Which means I need to buy them tonight...

Finish Work

We are finishing work, but we are not finished working. Turns out that the outlets for the washer and dryer were not run, so that will be done in the next week. The yard was graded yesterday and the gravel was "poured" for the parking pad and the walkways. Looks pretty good! Photos to come, as it is rainy here and the lighting would be bad. Actually, it's because the weeds need to be mowed. I don't want the weeds captured in photos. If it would stop raining, the neighbor kid will get out and mow for me. I'm going to get some grass seed and hay to spread out, hopefully this weekend. Just think - real grass! What a treat in this neck of the woods!

Wednesday, the Project Manager will be at 1318 working hard. He's going to install the kitchen cabinets and then the plumber will do the "finish" work. The painter is ready to go, whenever we are ready for him. Gutters are coming soon, too. And the fence.... ah, the ever-elusive fence. Slowly, but surely, we will get this project up and running!

Progress

The painter should be in over the next week. The kitchen cabinets are done and will be installed soon. I'm in the process of lining up the artist for the VIP Sneak Peek Event. The gravel walks will be done next week, along with filling the cistern and grading the property. Fence after that. And, discovered that either the drywall is hiding the outlet for the washer/dryer or the electrician didn't run it. Stay tuned...

Talked to the PM today. He's been working on that other project, but has made a punch-list of items for 1318 and has a materials list. Materials will be delivered in the next couple of days and we'll be back on task.

The stove I ordered isn't carried by Lowe's anymore, despite the fact that the nice employee was able to look it up in the system, order it and charge me for it. PM said he "pitched a fit" and apparently Lowe's has contacted another supplier and will have it delivered in a timely manner.

Had an early lunch at The Urban Studio Cafe today. If you haven't been, go! Get a sandwich on a pretzel roll. It was great!

Lunch, Website and Logo

The lunch went really well. The event planner said she'll be at the VIP Sneak Peek event. Will you?

The website idea is really great. I can't wait to see it in action. The logo is taking a little more time to finesse. More samples are going to be sent to me soon. Looking forward to seeing the changes.

Still waiting on PM to get some numbers on the fence. There was a slight "mishap" (by another person, I must add, who will not be working on 1318) on another project that caused some problems. PM had to get that straightened out and I'm calling him tomorrow morning to figure out what's going to be done this week. 10/23 will be here before I know it and I've been assured over and over again that 1318 will be done. I hope so, considering it was supposed to be done in March. I think rehabs attract drama and I'm sure anyone who is in the process of rehabbing or has been lucky enough to complete a project can attest to that.

The weeds need to be cut again. The neighbor kid is back in school now, but he sure worked hard last time I needed it cut. He weedeated, mowed and cleaned up. He's a hard worker!

I received a postcard from Laclede Gas reading that 1318 needs a piping inspection. Called the PM, because I thought that the gas lines were capped because nothing in the house is going to run off of gas. He confirmed that the Laclede Gas Guy came by a while back, pulled off the meter and capped the pipe and whatever else was to be done.

Now if I could just get the MSD business straightened out...

Scheduling

Am in the process of scheduling a meeting with one of the (if not THE) top event planners in town. I met her last month during a volunteer experience (where I ended up under a collapsed tent with my PR friend and her, following a surprise rain storm that knocked tents over and sent the band packing) and she was enthusiastic about 1318 and the idea I gave her for killing 2 birds with 1 stone: having blood lead level screenings for children at the outdoor music events. With the number of residents attending the event, it only makes sense.

Got a better deal on the lights than I was quoted, too. Now if I could just get a final number on the materials for the fence...

I'm making a to-do list for the VIP/Sneak Peek event. So much to do, so little time.

Lights, Dinner and the Old Switcheroo

I have most of the lights for 1318 now. Went shopping last night for lights at Metro Lighting and found some simple and classy track lights. When we looked at Lowe's, it was like the track lighting from the 1980s never left the shelf. Now I just need to peruse Metro's sconce selections for the outside or look elsewhere. I wasn't completely sold on what they had in the show room, but they apparently have a lot of stuff online. We'll see.

Afterwards, the PM made us a fantastic dinner: baked brie with raspberry preserves; lemon-sage chicken (where "the sauce is half the fun"); fresh, steamed veggies; asiago cheese bread; and some kind of gelato and a macadamia nut cookie. PM and his wife thought we were kidding when we said we were going to be pressing our noses to the window to see what is offered tonight. It was absolutely delicious!!!

The date for the VIP/Sneak Peek Event has changed to Friday, October 23rd, due to unforeseen circumstances and a desire to have the extra two weeks so the project can be ENTIRELY completed. Be there or be square!

Early this morning I walked a check over to the siding contractors as they were setting up the fancy-looking scaffolding to put the cement board siding on the east wall of the 3rd story. I realize I had just thrown on a shirt and shorts and my 5-year old had almost painstakingly brushed my hair, but the 4 or 5 of them all just sort of stared at me. Perhaps I looked worse than I thought or I wasn't what they expected, because I just got inquisitive looks when I gave a cheery "Hi!" and confirmed that they were the right company. At any rate, they work fast and it looks like their work is done. PM will check it ASAP, I'm sure.

The intern is wrapping up some target market research and a skeleton marketing plan. He did good work in a challenging setting, with minimal supervision. We're going to discuss ways that we can continue to work together in the future. I count myself lucky, as I know not all internships went so well.

My PR friend is meeting with an executive producer of a local tv show tonight and she's going to pitch 1318. Same friend has already introduced me to one of the (if not THE) most sought-after event planners in town and we're working on getting together the week of 8/24 to discuss ways we can partner to ensure 1318's success.

Siding, part 2

Talked to the PM and after he finishes a kitchen remodel he's "all mine". Weather permitting, the siding for 1318 will be finished by the end of the week. Then the internal stuff begins. The fence can start when the PM gets me a final number - he's got the labor bid from the carpenters and just needs to price out the lumber. Need to go shopping for lighting. Need kitchen cabinets. Then plumbing, etc etc etc.

I'm planning on hosting the Grand Opening/VIP night on October 9, which is the perfect day to celebrate, for a variety of reasons. He said we'd be ready. A little over two months and counting..... it'll be here before we know it!

Siding

Last week, the remainder of the concrete "siding" was supposed to go up. As of 2:52p today, that hasn't happened. In fact, nothing has happened for the building since the PM and I tried to go shopping for lights. Did get an email from Ben the Artist/Architect with an outdoor lighting suggestion. I liked it.

On a lighter note, I did have the teen next door do some yardwork and general clean-up. I've posted before that he's a great kid and he proved it again. He did a great job!

Lighting and Experts

Went shopping for light fixtures today with the PM. Didn't find anything of quality or interest ("no thanks!" to the 1980s-looking track lighting!) , so we are going to look at other places. We got Ben the Architect (who wants to be renamed Ben the Artist since he was commissioned to design a sculpture) on the phone and he said he'd send a suggestion for the exterior sconces, but if I find something I like, then by all means, we should get it.

I kind of like his suggestion, but still want to keep looking. I'm not 100% sold on it...yet. It is subtle, though, which I do like.

Speaking of experts, I was part of a panel presentation on "Innovation in Art + Design" at Washington University last Friday. Yes, now I can say I am a Guest Lecturer at WashU and they even said I was invited because of my "expertise in art and design". Yes, me. An expert on art and design. And that's in writing, folks.

My take on this was that 1318 is art and is a great design. 1318 is an event art gallery in ONSL that will bring art to the community and allow north city to reach out to greater STL through art and public and private events. It will allow emerging and established artists to showcase their work. It will help the arts community grow and provide educational opportunities that will lead to appreciation of art or at least the passion of the artist.

It was interesting to participate in it, to say the least. One anecdote: Two of the 5 panelists were architects and talked about how people don't spend much time thinking about the space they want to live/work in (it was said that people spend more time thinking about what color or model of car to buy than in thinking about the space to live/work in), but then at a different point commented that people don't trust the experts to do the design work. I trusted Ben the Architect completely and he had creative license with 1318 because of that level of trust. But I didn't really spend a lot of time on the details because, well, Ben is the expert. And he's even fun to work with. (No, this is not a paid endorsement.)

Just don't get him started on modular homes. Trust me.

Talked with the PM today and here's the basic info: we are going to talk on Thursday to wrap up a few things and get the ducks in a row. The construction company is going out of business, so I'm going to find out how everything else will be handled. That's why things haven't been finished as quickly as we all would like. Taking the construction company out of the picture is for the best, but I'm wondering where the rest of the work will fit. There's not much work left, so it really shouldn't be long until it is done...famous last words.

Bricks and Ethics

The bricks are still there this morning, likely due to the onslaught of rain. PM said he could build a barrier of some kind for the bricks so they are less noticeable and harder to take. He's supposed to be over today.

Oh and I was so pleased last year with the contracting company, but I'll say that it is certain people that make it a good experience. The PM is fabulous and has the ethics that we should all desire for ourselves and others. I could keep you highly entertained with the drama, but I have to get going on my paying job...

Behind the Times

I owe you all many updates... here goes:

The House Tour: it was a rousing success with probably 300 folks enjoying 1318! I'm not sure of a final count on ticket sales, but there were a ton of people checking out the community. 1318 was well-received among practically everyone that visited. Of course there were a few naysayers, but that's to be expected. A couple of choice comments: "You're going to need curtains." (From an older gentleman that only made that one comment as he walked out the door.) "One question: WHY?" (My response, much to the joy of his fellow tour-goers: "Because I wanted to and I wasn't afraid.") I got a lot of wonderful comments about the openness, height, natural light and ambiance. Overwhelmingly, the crowd loved the space, intention and art! The Wyllie's artwork was, simply put, amazing! They worked so hard to pull together a fantastic show - and they succeeded. The art was beautiful and the space, even if it wasn't finished, demonstrated how it can showcase art. (If you didn't get to see their art or saw it and missed that chance to buy a piece - or two - let me know and I'll connect you with them.)

The After-Tour Party: Fun! Met many new neighbors, visited with existing friends/neighbors (note that I didn't say "old" neighbors) and enjoyed some food and adult beverages. And for those tour-goers who only saw stacks of drywall as part of the work-in-progress, you missed a huge opportunity. We used stacks of drywall for tables as well as chairs that night. We rehabbers are resourceful. And, if you must know, the bathroom worked fine.

Construction: Need you even ask? Two weeks ago, the Project Manager said it would only be 7-10 days until completion. Will this project ever end? Will I ever really get to throw the VIP/Sneak Peek event in the fall? Will the intern ever actually get to work inside 1318 instead of his dorm room/apartment/a coffee shop/the library/anywhere with a table, chair and internet access?

Brick rustling: Yes, I'm serious. There was a knock at the door today and someone told me there were guys loading up the bricks (stacked neatly by the side of the building) and asked if the PM or I had given permission. Of course not! Went outside to see for myself and quickly called the Project Manager to see if he had given permission. Nope. I called the cops. Long story short, thanks to a great neighbor and knowledge of where previous brick rustlers sell stolen bricks, the guys were caught and made to return the approximately 400 bricks. They insisted some contractor guy gave them the okay to take anything they wanted. In the words of Alicia Silverstone, "As if!" Now I have 10 days to press charges. They were about $350 short of a felony, so they'll just get fined.

The shopping trip was uneventful, as the 2-year old got all the tears out of her system during the 30m prior to entering Lowe's. It was a tough 30m, but the tears stopped right before we entered the store. Perfect timing. She also thoroughly enjoyed talking to the PM and he took it all in stride.

PM talked the sales associate into a 10% discount on the items we purchased. When we were done, PM said, "Can you see that my stress level has just gone down 2 notches?" I hated to tell him that I could, but I did anyway.

1318 will definitely be a work in progress on Saturday's tour, but we will have working bathrooms for the after-tour party!

Took a friend to lunch today. She does PR and was an amazing resource. I now have immediate steps to take for Saturday's House Tour. (Do you have your ticket yet? Said friend also has offered access to some very important lists that I need... like media contacts. Now I need to reserve a web domain name and get the cool stuff ready for Saturday.... right after I do work for my "real" job.

Shopping Extravaganza #2

Tomorrow is the big day. The Project Manager is ready to take me shopping again. We are going to buy bathroom stuff: vanities, sinks, faucets and toilets. Should be fairly painless since we already know what we are buying. Oh wait - I take that back. My two-year old (who loves to talk) is going to accompany us, so it may be downright interesting. When I mentioned that to the PM, he didn't even miss a beat and responded, "Well, we'll just make it enjoyable for all of us!" Wonder if he knows what he is getting into...

I was in the backyard today cutting and pulling weeds. I heard a strange voice and looked up as a stranger was looking at 1318 and commenting to someone else, "It's locked up...needs a key." Then the dog started barking so the guy saw me, nodded nonchalantly and walked away. A minute or two goes by and the dog starts barking at the back of the house. I looked around the back and could only see the guy as a passenger in an orange Honda Element as it drove away. The hatch was open and there was a new-looking plant in the back (which was not ours since there is no landscaping yet). Perhaps he was either nosey or looking for some freebies. Guess it is time to get the fence in.

Shopping Extravaganza

I went shopping with the Project Manager. He's a builder and an expert cabinetmaker, so this was a new experience for him, too. In under 2 hours, we identified appliances, faucets/fixtures, toilets, sinks and other necessities that will be purchased in the very near future.... next week. It was actually kind of fun and our business relationship was taken to a whole new level since we had to shop for toilets together. We also talked with the architect about his offer to make the cabinet fronts for the kitchen and probably the bathroom. He's got a great idea, but I won't share that just yet. You'll have to wait for the photos or come see it in person. The PM and architect are also going to make the kitchen countertop. It's not fancy but it will be well-constructed, that's for sure.

The Project Manager is feeling the pressure of the looming deadline of May 9th, which is the ONSL house tour. (Visit onsl.org for ticket info!) 1318 will definitely be a "work in progress" tour stop, but we should have drywall, windows, doors, running water, functioning toilets and lights. And some fabulous art work, of course. What more can a girl ask for?

The Urban Studio

The Urban Studio Cafe bravely, and creatively, fought for a foothold in the community of ONSL. Photos of people in the area who stopped in to say "I would buy this, if I could..." helped make a convincing plan for the judges giving out the Skandalaris Center grants.

Community members who stopped by that day were treated to a choice of hot cocoa or coffee, a real treat on a blustery day. Each person had a photo by a professional photographer.
The walls were lined with B&W, sometimes haunting, photographs by young participants in a previous workshop. That is the kind of activity Urban Studio is promoting.

Revenue generated by the cafe will go towards funding future art programs for youth in the area.

The photographer managed to capture all smiles while participants held up signs announcing their preferences .
That is ONSL for you. Neighbor helping neighbor, creativity and hard work together hand in hand with caring to produce success. Watch for the Grand Opening and meet your friends for a cuppa'.

A Happening Place

There was one beautiful day when I last visited 1318 . This group was taking advantage of the day to make their mark. Work Force? Yes, but not a paid work force. These were volunteers who were headed out to beautify Old North St. Louis (ONSL). I don't know exactly where they were headed, but they were happy and energetic. Just the sort of neighbors who make things happen.

"The Gallery"

The main part of the Old House was built in 1893, but only the shell is still standing. I am working on the history. It was two stories, but we have converted it into one high-ceiling room which will serve as the main gallery / reception / meeting room. Skylights allow a play of light and open the space.

The Yard

One of the first things that attracted me to this house was the yard. The yard was filled with greenery and trees. It looked like a haven from the world around and I felt an immediate attraction.
"If the house next door goes on the market," I said to Kira, "we would be interested."
It did and we were.
Now, some three years later, we are still trying to make it workable.

The greenery in the yard proved to be mostly weeds and undesirable shrubs.

I learned that the big, beautiful black walnut trees shading the yard, are toxic to the soil and are arbitrarily pruned by the vagaries of winter storms. The bulbs I planted, because I just could not wait, have been trampled and inundated by the leftover debris of construction. I have poked, prodded, pruned, and fed the roses growing on the fence line in an attempt to maintain these lovely remnants of previous occupants who attempted to tame the property.

I refuse to give up hope. I firmly believe in my vision of the luxuriant garden that will, one day, emerge from the yard.

I put in a request to have 1318 on the neighborhood house tour this year. I'm still awaiting an official response, but have been told unofficially to expect to show the house on May 9th. I'll post details as they become available. With this understanding, I have spoken only briefly with friends/neighbors down the street about having their art work shown during the house tour, but they sounded very interested.

I met with an artist about a week ago about showcasing her work at 1318. She seemed extremely interested and we discussed some options for early next year. She emailed me yesterday with a great idea for a July 3rd show.

Guess I should set up a Google calendar so the shows can start getting booked. Well, that and draw up a contract...

Avoiding the Drama

No work was done last week and I figured that it was because the electrician took so long and the other subs had gone on to other projects and would circle back to 1318 when it was time. I was so wrong. I won't go into details here, but I have talked at length with Ben the Architect and apparently owe the Project Manager a huge "Thank you!" He was very thoughtful in his actions and in looking out for this project. Suffice it to say that everything should go smoothly from here on out, or Plan B will be put into action. Ben the Architect and the PM came up with Plan B and it sounds good to me, too. I actually favor it over the current situation, but knowing that the PM is in charge makes me feel better. I'm looking forward to meeting with the PM tomorrow to discuss details.

The neighbors must love me

The racket started promptly at 7a this morning... hammering. Woke me up, too. It died down some after a little while, but when it started up again, I went downstairs to figure out what was going on. I saw a worker peeking into a first floor window and kind of pressing on it to see if it would budge. Then he tried the front door (which is padlocked shut with a fancy padlock and a big piece of wood. After calling the project manager, I went outside to see if they needed access to the inside of the building. The guy declined and said they were just putting up the outside of the addition.

The project mgr just called back and when I told him the guy was looking for entry to the building, he thought that was strange (unless they needed electricity). He's going to call the supervisor to see what's going on. It's nice to have a GOOD contractor running things.

Many of you have asked how things went with meeting the interns. One canceled since she accepted a position elsewhere. Meeting went well with the other one.

Now have interest from a number of other people that want to be a part of this and are excited about the marketing work for the internship. We'll see how this goes!

L was excited that the workers were out this morning. He runs over every morning when we leave to see what cars are parked on the street and how many workers there are. He also gets upset when they forget to close the gate, which allows the dog to experience a bit of freedom. I can hear people working still, so it should be a productive day. I just hope they close the gate when they leave.

I've had numerous requests for an update on the intern situation - via this blog, email and text messages. I think I did just an okay job making the pitch, but let's not make this about my performance. You all want to hear about things other than me! There were a lot of businesses represented at the event - one promised cruises and other fabulous perks. Another told of a beer fridge that is raided when they land an account. Still others told of the opportunities they have to drink beer. Perks are always nice, but... well, I don't know about all that. I guess I am looking for an intern who is wanting something more out of the experience than an excuse to drink. It was an interesting experience. At any rate, I talked with one potential intern afterwards and got an email from another one this evening. Will try to set up a meeting with the one who emailed - he sounds very promising.

Pitches

This afternoon I'm going to give an "elevator pitch" to about 80 Wash U students and other entrepreneurs. I get to tell about The Gallery at 1318, the internship opportunity, what I'm looking for in an intern and why someone should be interested. I could go on and on about this, but I only get 1 minute. There will be a timekeeper and he will cut me off when my time is up.

After all the presentations, we adjourn to a catered reception where we get to "interview" the students. If I make one of the first 20 matches, then a large portion of the internship is subsidized. If it isn't subsidized, it becomes a very expensive project for a student.

Here's to hoping for a good match!

Electricity and Interns

The electrician was still working as of yesterday. There were more workers over today, but I didn't check to see which ones. It's too cold to stand around watching others work.

Speaking of work, with the help of 2 siblings, we crafted a great application to Washington University for a summer intern. Just got a call that the application was approved and I'll now be in the running for getting an intern to do marketing stuff starting in June. Get to make my pitch to the students next Friday. Better get started on my one minute presentation... right after I finish making calls for L's school auction/fundraiser, go swimming and enjoy the weekend. Yep - it's not the last minute yet, so no need to start on that speech just yet.

It's rather chilly here, but I can hear the workers hammering away next door. They've framed the addition and are working on the inside of the original house. It's looking good! Will get photos up soon.

I need a majority of registered voters to "declare that [they] occupy a main surface floor, either for residential or business purposes, within the prescribed petition circle drawn for a radius of 350 feet, plus one-half the width of the front of the premises, from the center of such premises projected to the streets."

Many people have moved, so that cuts down on the number of signatures I need. By my math, I only need 27 signatures. Thirty are secured, one is on the agenda for this weekend and then there's mine. I'm going to sign my own petition. It would be foolish not to show my support for the project. We'll see how that goes over with the City.

Concrete

In talking with the Project Mgr this morning, I have learned that I put the initials right where a door is going and they could be visible. Talk about making a statement. But I don't feel too bad since there could be a power washing in the future due to the leaf marks in the concrete, too.

Framing

Met with the Project Manager and another Sage rep today about the work on my house. Should have a firm bid by next week and hopefully things can move forward quickly.

At any rate, there are 2 bids for framing next door, but the Project Mgr is waiting on one more from a team he has worked extensively with and from which he expects a better number. The existing structure will be framed before the addition. For those of us who are not construction-types, that's so they don't have to waltz through a framed addition to get to the house to frame. Apparently it just makes it easier. The framing in the existing structure will be something like 19 feet high since the 2nd and 3rd story floors are coming out. Ben the Architect came up with some clever way to do all this framing business.

On another note, I am attending a business plan writing workshop tomorrow. My oh so helpful and knowledgeable brother has said he will support me 100% while I do this. Spoken like a true manager. Spoken like a Switzer!

Fall

32 degrees

As you can see, I put a bunch of initials in the concrete slab. It was dark when I got home, so I don't have better photos than these taken with my phone.

It is literally 32 degrees outside. Project Manager called to tell me to keep the dog off of the concrete unless I wanted paw prints on it. I went outside and told the dog to stay off of it. You can see where this is headed. She listened.... until I called her to go inside. Paw prints. But just a few of them near one corner and they are only on the surface. Whoops. No big deal, really. Or at least nothing I can do about it now. No one will be able to see it, but I'll know it's there. I'll just think of it as a conversation piece, because it will be on Monday morning when the Project Manager comes by...

From yesterday: Did you notice the letter that the 3 pipes near the middle make?

I got a call from a neighbor today at about 8:20a. He said he wasn't sure what work was going on today, but there were 2 guys just hanging outside the fence and a black truck was nearby. I told him there would be workers today, but I had no idea what they looked like. I then made an executive decision and told him, "If you see people taking stuff onto the property, we'll assume they should be there. If you see them carrying things off the property, call the cops."

The gravel was dumped into the middle today. I believe the concrete slab will be poured on Friday. I took a picture with my phone tonight, but it's not uploading for some reason. The highlight of L's evening is to check out the progress. His favorite skidsteer is the "skidsteer acting as a front loader", so he was disappointed in the one from yesterday.

(It's likely that only an architect (hi, Uncle Dan!), contractor, construction enthusiast or mother of a little boy will know what a skidsteer is.) I have photos, but am too tired to post them.

The two don't normally go together, but today they do. I just overheard a one-sided conversation between the Foundation Guys (now there must be 2, otherwise the 1 is talking to himself):

The guy told me, "If you copy someone's idea in grade school, it is plagiarism. In the business world, if you take a bunch of people's ideas and put them together, it's called 'research'".

Permits and Progress

Well, the drawings were approved, but with restrictions on the design of the 2nd story windows and the Hebert-side door. They have to be historic. Kind of puts a damper on a modern project, but the situation is what it is. The windows and door will comply with her request/the City ordinance and we've all moved past that.

Last week I got to see the glass that will be in the non-historic windows and it is really nice!

The Project Manager pulled the permits this week. The excavator guy was over at the house today and there was talk of starting tomorrow if the weather holds out. Don't worry, Mom, the fruit trees won't be touched.

Just received an email reading that tonight a letter will be drafted by one of the members of the Executive Committee of the ONSLRG in support of the project.

One step forward

Apparently there is an ordinance (I forget the number) that requires that everything be done historically in this neighborhood. That is not in our favor, given that the design of 1318 is modern and simple. Old North St. Louis Restoration Group (ONSLRG) is in the process of developing a local ordinance that may remedy the situation. I sent plans and images to the Executive Committee with the following description:

The space is cleverly and carefully designed to be utilized as a b&b, an art gallery or a backdrop for corporate, social and community events. The new structure embraces the old building, as it recedes into the background and directs attention to the landscaping and surrounding historic buildings. 1318 will incorporate the very ideals that the neighborhood represents: breathing newness, life and purpose into a forgotten place; creating positive growth; and providing a space in which the possibilities of the area can be viewed, touched and experienced. It is a canvas for conversation, a campaign for change, a dream realized and a destination.

Now the plans/images will be reviewed based on the criteria that ONSLRG has developed. If they write a letter of support indicating that the building meets their standards, then the old ordinance will be waived since ONSLRG is going for a new ordinance. Then one step of approval at the City and we're off. We'll see what happens.

The revised drawings/plans have been through the proper channels at the City: zoning, planning and building have all signed off. There's one more stamp of approval needed - and I helped facilitate that with one phone call today. Hopefully the right people are now connected and we can move forward. The Project Manager is hopeful we can break ground in 14 days, but - once again - I'm not holding my breath.

Hope for the best, expect the worst.

The plans needed more detail on some part, so I understand that the architect has added the necessary detail and resubmitted. Some progress has been made, as there are blue, yellow and orange spray painted marks on the street and sidewalk that I assume indicate gas, water and sewer lines.

Hopefully something will happen soon, as L tells me with great enthusiasm every day that "They need to start working on that house!"

The drawings will be turned in to City Hall tomorrow morning. Finally. So in about 3 weeks, we should have permits and voila! Construction begins.

In the same email, it read: "We are engineering a beam as we speak." I've asked what that means, so we'll see what the response is.

He just came by to let me know that his mom and dad said he could work at 1318 this summer while the rehab/construction is going on. He'll be doing some general yard work and clean-up. More importantly, we are investing in a young man with a bright future.

This morning I met the Project Manager. He stopped by to check out the property and make a few notes. Thankfully I was home to let my dog in, otherwise the PM would have been out of luck.
